The very first thing is for me to determine a selling price, so that the homeowner can plan beyond the sale of their property and adopt realistic future housing goals.
The next step is getting the property ready for sale. I tour a property with the homeowner to determine any changes we can make, which will return the highest possible pricing. In some cases, this appointment consists of my listing some simple repairs to be made. In other cases, I may coordinate and supervise other related specialists to assist in decluttering, organizing, staging, clean-out, and home repairs. With Compass’s Concierge Program, these advance expenses can be fronted by Compass and paid back from the home sale proceeds free of any interest.
Once the home is introduced to market, often through a “Coming Soon” campaign, it’s no holds barred in terms of getting the word out. I advertise the property on multiple websites, social media, signage, print collateral, and messaging to targeted audiences.
I conduct Individual appointments along with open houses always subject to the seller’s consent. The goal is to get prospective buyers to tour the house while making sure that the process is as comfortable as possible for the homeowner.
I place a high value on communication. The homeowner will find that I am in contact after each and every appointment so that the seller is aware of what is happening at all times.
Once an offer is accepted, I am always on the scene for any and all appointments including inspections, measuring appointments, smoke/CO inspection, bank appraisals visits, and the closing among various other events.
